A PRIVATE ISLAND. A LASTING STORY.
Privately held by the Toda family for more than six decades, Hermana Mayor has long been a place of retreat, gathering and connection with nature.

Sinaya begins a new chapter in that story: a small community of family homes, shaped by the quiet character of the island.
A new chapter.
The same unhurried spirit.

LOOKING A LITTLE CLOSER
Some useful details as you begin to imagine your place at Sinaya.
A planned enclave of approximately 32 hectares, with 42 beachfront farm lots for private ownership, starting at 4,500 sqm. Lot A-1 is reserved for the clubhouse and community facility. Explore the lot plan above for lot sizes, frontage and easement/open space; final details will be confirmed in the project documents.
Yes. Lot A-1 is reserved for the planned clubhouse and community facility. It will not be sold as a residential lot; the remaining 42 beachfront farm lots are intended for private ownership.
The residential lot and the developer's commitments set out in the sale documents. Design and construction of your private home are separate. The shoreline easement and open space do not form part of the individual lot title.
The project is intended to offer individual freehold titles. Title status, approvals and the transfer timetable for a selected lot will be confirmed before purchase. Transfer follows full payment and completion of the required sale, tax and registration formalities.
Island facilities support access, operations and guest stays:
Alongside the design and construction of a private home, each owner provides the following systems and works:
Sta. Cruz is the mainland hub for provisions and everyday services, including:
Sinaya is in pre-launch. The required DHSUD approvals and License to Sell are being secured. Sales may proceed only once the required License to Sell and other applicable approvals are in place.
Select a homesite in the lot plan to see its size, frontage and easement/open space. The private proposal sets out indicative pricing, payment options and the documents to review. Final terms, applicable taxes and fees will be itemised in the definitive documents.
Only Filipino citizens and corporations whose issued and outstanding capital stock is sixty percent (60%) owned by Filipino citizens can acquire land. In relation thereto, the Filipino spouse of a foreign national may acquire ownership and register title under his/her name.
Foreign nationals who are interested in Sinaya may enter into a long term lease with Pristine Properties Zambales, Inc. (“PPZI”). The long term lease agreement may be assignable by the lessor, and will give the lessee (or its assignee/designee) the option to acquire the land at any time during the lease (subject to compliance with nationality restrictions).
The land where the Sinaya Project is being developed is currently covered by Transfer Certificate of Title No. 044-2025000285. Each residential lot will be individually covered by separate titles. By virtue of a Department of Agrarian Reform (DAR) Conversion Order, the land has been authorized for conversion from agricultural to mixed uses. The DAR Conversion Order is annotated on the title of the land.
Upon completion of the Sinaya Project, each of the individual lots will be reflected on, and classified in, the Tax Declaration as residential.
At the Sinaya Project, we embrace the 'Leisure Farm' lifestyle. Following national farmlot subdivision rules, every Sinaya lot has minimum area of 4,500 square meters to ensure privacy and maintain environmental integrity. Residents enjoy a 25% buildable allowance, meaning a 4,500 sqm estate can accommodate a substantial 1,125 sqm building footprint. With a two-storey design, you can achieve an expansive 2,250sqm villa, all while remaining nestled within your own private garden.
The Board has determined that this low-density design best honors the unique character of island living, aligning with our vision for expansive green and open spaces. This global trend toward preserving land integrity is seen in luxury enclaves like East Hampton, New York, which recently tightened its zoning in March 2025. There, the maximum Gross Floor Area (GFA) was reduced to a strict formula of 7% of the lot area plus 1,500 square feet (down from 10% plus 1,600 sq. ft.), making the Sinaya Project’s 25% allowance both environmentally conscious and exceptionally spacious by comparison.
An intentional 25% buildable allowance strikes the perfect balance between architectural elegance and natural splendor. This boutique footprint allows for an expansive villa sanctuary while surrendering the majority of the estate to verdant gardens, allowing the native flora to flourish and the local ecosystem to remain undisturbed.
The main road of a farmlot subdivision is ten (10) meters wide which is less than conventional subdivision requiring fifteen (15) meters. However, this is more than sufficient for an island development, while at the same time, allowing more lot area to be given to the landowners.
The developer is Pristine Properties Zambales Inc.
The shareholders are Bing de Guzman, Dindo Litonjua, Ria Roxas, Ernest Cu, Chris Chilip, Atty Nonong Cruz, Atty Rodell Cruz, Jonathan Que, George Goduco and Victor Sassoon.
BEYOND THE ISLAND
Explore the marine landscapes of northern Zambales and western Pangasinan. San Salvador’s protected marine sites are visited by authorised local boat. For Olanen and Silaqui, the speedboat estimates below are one way from Hermana Mayor:
The one-hour estimate covers the journey to Masinloc only. Transfer by authorised local boat to San Salvador and Taklobo Farm is additional; confirm the meeting point, local transfer time and itinerary with Masinloc Tourism. Estimates vary with the boat, route and sea conditions. Visits and landing points are confirmed by arrangement. The Olanen marker represents the bay, rather than a surveyed reef or landing.
Discover the marine landscapes around San Salvador Island in Masinloc, Zambales, from its community-led marine sanctuary to the neighbouring taklobo, or giant-clam, farm.
Allow approximately 1 hour to reach Masinloc, then transfer by authorised local boat to San Salvador. The local boat transfer time is additional and confirmed with Masinloc Tourism when arranging the visit.
Visits to Taklobo Farm and other protected snorkeling sites are arranged through Masinloc Tourism using authorised local boats. Private speedboats are not permitted to enter or operate within these marine protected areas.
Another option to arrange is a boat transfer from Hermana Mayor to Santa Cruz, followed by a drive south to Masinloc and an authorised local-boat tour. Masinloc Tourism will confirm the meeting point, approved route, availability and total time before the visit.
